The new build has been designed to provide a stable environment throughout the year by using the thermal mass of the building which is constructed from reinforced concrete with high spec insulation that is in excess of building regulation requirements. The floors are made from TermoDeck planks which have hollow cores through which air is passed slowly by using fans on the roof of the new build. As the air passes through the structure it warms in winter and cools in summer to provide a consistent temperature within the building.
The new building incorporates a biomass boiler which provides all domestic hot water and heating requirements for the whole development, including heating the air to be passed through the TermoDeck¿ The boiler is fuelled by wood-chip from managed woodland throughout Yorkshire, including a few trees removed from the Emm Lane site at the beginning of the build period. The trees are chipped then dried for 18 months and used to fuel the boiler which operates in a similar way to a gas boiler, but with a significantly lower carbon footprint.
Contributing to the performance of the building are high specification windows that provide very high thermal insulation and low UV transmission in addition to careful detailing to prevent air leakage.
In the remaining areas of the Emm Lane building, the radiators remain but are fuelled via the biomass boiler. In the new build itself, there is only radiator heating below the large glazed windows of each elevation and in circulation areas.
The environment is controlled by a sophisticated Building Management System that can be altered remotely by the Estates office on city campus.
There will be a large underground pit located at the front of the new build,
with access from the new access road.
It is expected that deliveries will be fortnightly.
There will be a minimal amount of ash produced by the boiler which will be used by the gardeners on the gardens.
Yes, all windows except the stained glass windows in the Emm Lane Building and the North and South glazed elevations will open. The atrium area is naturally ventilated.

All of the lighting in the new build itself is new. It is high frequency energy efficient lights (which reduce the flicker associated with normal fluorescent lighting). Lights are controlled by Passive Infra Red (PIRs) which means that if the room is vacant, the lighting will go off, thereby saving energy. It also takes the natural light from the windows into account and will adjust the lighting accordingly. It can be over-ridden by users if needed.
A mixture of carpet and vinyl depending of the use of the rooms, e.g. offices will be carpeted, teaching rooms will be vinyl. Care has been taken to ensure that the surfaces are DDA compliant. There is also specialist feature tiling in the Emm Lane reception.
All the rooms have sound insulation.
There are an additional 15 toilets. 9 located on Level 0, 4 on Level 1 and 3 on Level 2. (One old toilet has been demolished).
